How to Prepare Your Brisbane Apartment for Rent in 2026

A rent-ready Brisbane apartment should be safe, compliant, accurately priced and professionally presented before it is advertised. Completing the following seven steps can help landlords reduce delays, attract suitable applicants and begin the tenancy with clearer records.

1. Inspect Before You Advertise

Walk through the entire apartment and check:

  • locks, doors and windows;
  • lights and power points;
  • taps, toilets and drainage;
  • air conditioning;
  • kitchen appliances;
  • flooring, blinds and paint;
  • balconies and storage; and
  • signs of water damage, mould or pests.

Complete necessary repairs before photography and inspections begin.

2. Confirm Rental Compliance

Check that the property meets Queensland minimum housing standards and applicable smoke alarm requirements.

The apartment should be secure, weatherproof, structurally sound and in good repair, with functioning plumbing, drainage and essential facilities.

Compliance should be confirmed before a tenant moves in—not after a maintenance complaint is received.

3. Improve What Tenants Will Notice

Focus on practical, visible improvements rather than automatically renovating.

High-impact preparation may include:

  • professional cleaning;
  • carpet cleaning;
  • paint touch-ups;
  • replacing broken blinds;
  • servicing air conditioning;
  • improving lighting; and
  • cleaning the balcony and windows.

The objective is to present a clean, functional and well-maintained home without overcapitalising.

4. Set the Right Rent

Use recent comparable properties rather than the owner's mortgage or preferred return.

Compare apartments with similar:

  • size and configuration;
  • car parking;
  • condition;
  • views and balconies;
  • building facilities; and
  • transport access.

Also confirm the date of the property's last rent increase. In Queensland, rent generally cannot be increased more frequently than once every 12 months for the property.

5. Build a Clear Rental Listing

Professional photographs should be bright, accurate and free from personal clutter.

The advertisement should clearly state:

  • fixed weekly rent;
  • available date;
  • bedrooms and bathrooms;
  • parking and storage;
  • air conditioning;
  • building facilities;
  • furnishing status; and
  • nearby transport and amenities.

Avoid generic descriptions when specific details can help tenants make a decision.

6. Prepare the Apartment Handover

Before the tenancy begins:

  • complete a detailed entry condition report;
  • take dated photographs;
  • test all keys, remotes and access fobs;
  • provide relevant body corporate rules;
  • confirm moving and lift-booking procedures; and
  • document any existing marks or damage.

Good records protect both the landlord and tenant at the end of the agreement.

7. Complete the Tenancy Administration

Prepare the required tenancy documents and lodge any rental bond correctly.

If a bond is collected, the property manager or owner must generally give the tenant a receipt and lodge the bond with the RTA within 10 days. For a general tenancy, the maximum bond is generally four weeks' rent.

Final Rent-Ready Check

Before publishing the apartment, confirm:

  • Repairs are complete
  • Minimum standards have been reviewed
  • Smoke alarms are compliant
  • Rent is supported by market evidence
  • The last rent increase date is recorded
  • Photographs and advertising are ready
  • Keys and access devices are accounted for
  • Entry documentation is prepared

Start the Tenancy Properly

Strong rental performance begins before the first inspection. Preparation can reduce vacancy, prevent early maintenance problems and create greater confidence among applicants.

At Sylvan Grove, we help Brisbane apartment owners prepare, price, advertise and manage their properties from the initial appraisal through to the ongoing tenancy.

A prepared apartment is easier to market. A properly managed apartment is better positioned to perform over the long term.
